How do I schedule a tour of the community?
You can schedule a tour online through our website or by calling the leasing office—we’ll be happy to help you find a time that works.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community firsthand.
What are your Leasing Office hours?
Monday–Friday: 9:00 AM–8:00 PM
Saturday–Sunday: Closed
Do you offer any move-in specials?
Yes! We’re currently offering 6 weeks free on select two-bedroom homes and one month free on select one-bedroom homes (on approved credit). Specials are subject to change—please contact the leasing office for current details.
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 2.5x the monthly rent.
What is your Application Fee?
$45 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 administrative fee per unit (non-refundable).
Do you require a Security Deposit? If so, how much?
Yes. Security deposits start at $500 and may increase based on screening results.
Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation may apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of each month.
What is the late fee policy for rent payments?
Late fees begin on the 4th: a $50 late fee will be assessed, plus $10 per day thereafter until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:
• Online payments through the Resident Portal
• Money orders
• Cashier’s checks
• Pay slip (in-office)
What utilities are required in the rent?
Utilities may vary by home. Please contact the leasing office for current utility billing details and what’s included with your apartment.
What appliances are included in the apartments?
Apartments include a refrigerator, stove, and dishwasher.
Are washers and dryers included, or is there a laundry facility?
Laundry options vary by home. Select apartments include an in-home washer and dryer, and we also offer an on-site laundry facility for residents.
What amenities are available for residents?
Residents enjoy a BBQ area, outdoor seating space, and an on-site dog park.
Is parking available? If so, is there a monthly fee?
Yes. We offer both uncovered and covered parking (availability and any optional fees may vary—please contact the leasing office for details).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
Yes—our community includes a dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
Not at this time. Please contact the leasing office for package delivery guidance and current procedures.
Do you have on-site maintenance, and how do I request a service?
Yes. We offer on-site maintenance and 24/7 emergency maintenance support.
For non-emergency requests, submit a work order through the Resident Portal or contact the leasing office. For emergencies, please call the after-hours line.
Are there any community events for residents?
Yes! We host monthly resident events—watch for announcements and community updates.
Is there a preferred employer or student discount program?
Not at this time.
